Why This Exists

I'm Ian Eichelberger, a licensed mortgage professional based in Columbus, Ohio (NMLS #368612). Over the years, I've helped thousands of borrowers navigate the loan process — FHA, VA, USDA, Conventional, Non-QM, DSCR, and everything in between.

And I've watched a very frustrating thing happen, over and over again.

Borrower comes to me ready to buy a house. Credit score is 588 — not far from the 620 needed for conventional, or from the 580 needed for FHA with 3.5% down. We look at their report together and find the problems: a medical collection from 2022, a late payment on a credit card that was actually paid on time, an old account balance that's showing the wrong number.
